  • A booking deposit of £100 a week or part there off must be paid to us at the time of booking. A booking is only confirmed when deposit and completed booking form are acknowledges. If you book within 8 weeks of the start of your holiday, the whole amount is payable on booking.
  • The balance is due 8 weeks before the start of the holiday. Otherwise we reserve the right to re-let the accommodation with forfeit of deposit.
  • Price includes use of central heating, water heating, bed linen and bathroom towels
  • A refundable breakages deposit of £200 is required before arrival this is to cover unfair wear & tear, breakages and any additional cleaning e.g. to remove smoke smells/damage.
  • The Hirer is responsible for the property and equipment during the period of hire, for taking all reasonable care of the property and its equipment and for leaving the property and its contents clean at the end of the hire.  Any losses or breakages must be paid for and the Hirer is advised to check the inventory on arrival and report any missing or damaged articles immediately.
  • The Hirer must ensure all their property and equipment is removed at the end of their hire as we are not responsible for any personnel belongings left behind
  • The booking is made on the undertaking that the property is to be placed at the disposal of the hirer on the date in question unless the owner is prevented from doing so by circumstances not under the control the owner in which case the deposit shall be returned to the hirer in full but the hirer shall have no claim on any account against the owner.
  • The owner reserves the right to enter the cottage at any reasonable time for service or repairs.
  • The accommodation will be available for occupation from 16:00 on day of arrival and must be vacated by 10:00 on the day of departure.  If you have special requirements regarding these times will try to meet your needs on request.
  • Number of persons: the maximum number of persons allowed is as agreed on booking form, i.e. Max 6 persons if 3 bedrooms rented, 8 persons if 4 bedrooms rented. Additional persons may not be accommodated without prior agreement. The owner reserves the right to terminate the hire without notice and without refund in the case of a breach of this condition.
  • Minors - Hirers under the age of 18 years of age must state that they are minors and send written consent of parent or guardian when booking.  The parent or guardian in giving written consent must confirm acceptance of obligations under the Booking Conditions and responsibility for the hire money.  Only the person booking need do this not the whole party.
  • Cancellation - If you require to cancel a booking, notify us immediately in writing/E-mail/Telephone. Your deposit will be forfeited. If you cancel within 28 days of the start of your holiday, having paid the full fee, we will endeavour to re-let the accommodation but if we fail to do so the whole amount is forfeited
  • Smoking is strictly prohibited.
  • The property should be secured when not occupied by guests.
  • Payment of the booking deposit will be regarded as acceptance of the above conditions by the Hirer.
